The South London Underground station that’s getting massive changes

Transport for London (TfL) has said ‘enhancements’ are going to be made at a South London railway station as building plans are changed. Committee documents outline how a new building, made up of 429 self-contained student rooms, is going to be built above Southwark station.

In addition, there will be 40 new ‘affordable’ homes in a second standalone building adjacent to the stop. This will help to alleviate pressure on housing in London overall, including ‘diverting demand for student accommodation away from private housing’, officials say.

The design of these buildings, TfL adds, will ‘complement’ existing nearby structures, and surrounding streets, such as Isabella Street, The Cut, and Joan Street, which be retained ‘instead of stopped-up and developed’. This will be alongside ‘enhancement works’ to Southwark station.

These include, according to developers:

  • Operational improvements and rationalisation of space
  • Enhanced Santander Cycle stand provision

Bosses then outlined how plans have changed. Planning permission has already been granted for the development of ‘best-in-class, sustainable commercial offices’ at the station.

Development reviewed

Papers added: “Based on its remit to maximise both shareholder and social value, Helical, as appointed development manager together with the consultant team, has reviewed the development options. Helical recommends that the joint venture consider progressing a mixed use PBSA and affordable housing scheme.

“The joint venture remains committed to developing office-led schemes, including at 10 King William Street (formerly Bank OSD [over station development]) and at Paddington Triangle OSD. The joint venture is also considering other office-led development opportunities in the Places for London estate.”

According to New London Architecture, the planning permission agreed was for a 17-storey high development, comprising of commercial office space, retail, food and beverage uses, affordable workspace, and public realm improvements. The project is for a mixed use over station development at Southwark Station on The Cut.
